Terms of Service

You must be at least 18 years old and legally able to enter into contracts in your jurisdiction. If you use the service on behalf of a company, you confirm you have authority to bind that company to these terms.

You are responsible for keeping your login credentials confidential and for all activity that happens under your account. Notify us immediately if you suspect unauthorized use. We may suspend or close accounts that breach these terms, engage in fraud, or misuse the platform.

FlipFinder aggregates property listings, transaction data, and market indicators from third-party sources and our own analysis. We score and rank listings to help you evaluate opportunities.

All content shown, including prices, yield estimates, ROI projections, confidence scores, and area analytics, is provided for informational purposes only. It is not financial advice, investment advice, legal advice, or a recommendation to buy, sell, or lease any property. You remain responsible for your own due diligence and any investment decision.

Creating an account is free. A paid membership unlocks additional features and is billed on the cycle you choose at checkout. Fees are exclusive of VAT unless stated. You authorize us and our payment processor to charge your payment method on each renewal date until you cancel.

You can cancel a paid membership from your account settings. Cancellation takes effect at the end of the current billing period. Refunds are provided at our discretion and in line with applicable consumer-protection laws.

Reservations give you time-limited exclusive access to a specific listing inside FlipFinder. A reservation does not create any contractual interest in the underlying property, does not bind the seller or listing agent, and does not reduce the listed price. Reservations are non-refundable once active.

You agree not to:

• Scrape, copy, or redistribute our data without written permission.
• Resell or rebrand the service without a commercial agreement in place.
• Attempt to bypass rate limits, access controls, or security measures.
• Submit false, misleading, or automated queries.
• Use the service for anything illegal, including money laundering or fraud.

The FlipFinder brand, platform code, scoring models, and written content are our property. You receive a limited, non-exclusive, non-transferable licence to access the service for your personal or internal business use for as long as your account is in good standing.

Listings you see may include data sourced from developers, brokers, portals, or government registries. We verify what we can but cannot guarantee accuracy or availability. Links to third-party sites are provided for convenience and we are not responsible for their content or practices.

The service is provided “as is” and “as available” without warranties of any kind, whether express or implied. We do not warrant that the service will be uninterrupted, error-free, or that any analysis, projection, or ranking will prove accurate.

To the maximum extent permitted by law, FlipFinder is not liable for indirect, incidental, consequential, or special damages, or for any lost profits or investment losses, arising out of your use of the service. Our total liability in any 12-month period is capped at the fees you paid us in that period (or AED 500 if you have not paid any fees).

We may add, change, or remove features at any time. We may also update these terms; when we do, we will post the new version on this page and update the “Last updated” date. Continued use of the service after changes means you accept them.

You can close your account at any time from Account Settings. We can suspend or terminate access if you breach these terms, use the service abusively, or if we must do so for legal reasons. Sections that by their nature should survive termination (intellectual property, disclaimers, liability, governing law) will remain in effect.

These terms are governed by the laws of the United Arab Emirates. Any dispute arising out of or in connection with them is subject to the exclusive jurisdiction of the courts of Dubai, without regard to conflict-of-laws rules.
